The same standard on every project.

Ground and foundations

• Soil borings in the number and depth required by the municipality are carried out by a licensed team; the report is approved by the municipality and the chamber.
• Bearing capacity, groundwater level and shear angle are determined from samples; structural and reinforced-concrete design follows the approved report.
• Excavation and fill follow an approved excavation plan with full perimeter safety measures.
• Liability for any damage to neighbours or third parties during demolition, excavation and construction rests with the contractor.

Reinforced concrete

• C30 ready-mixed concrete in foundations and all floors, supplied by Ready-Mixed Concrete Association members.
• Every pour is made under building inspection supervision; formwork closing and pours are notified at least one day in advance.
• Samples are taken from every pour; the next floor is not poured before the 7-day strength report passes.
• Concrete is cured and watered for at least 10 days; no pours below 0 °C or above 35 °C.
• Formwork is sealed, oiled and not struck before 7 days; reports are kept in the municipal and project files.

Reinforcement

• Certified STIII ribbed bars in the diameter, count, spacing and length shown on the drawings.
• Building inspection samples every delivery; non-conforming steel is removed from site.
• Plastic spacers are used; a clear spacing of at least 25 mm between bars in the same row.
• Column and wall starter bars are fixed against displacement during pours; joint and stirrup details follow the structural design exactly.
• No concrete is poured before the inspection engineer has checked and accepted the reinforcement.

Waterproofing and drainage

• Two layers of 3 mm polyester-reinforced SBS bituminous membrane under and around the foundation, regardless of groundwater level.
• Cold-applied asphalt emulsion primer at a minimum of 0.4 kg/m²; laps of 10 cm across and 15 cm along.
• Blinding concrete extends 30 cm beyond the foundation line; foundation and wall waterproofing are locked together, protected by screed and 300 g/m² geotextile.
• Drainage on all four façades, water-tested before backfilling with a signed test record.
• Foundation and wall waterproofing are photographed and filmed before being covered; records are handed to the owners.

Walls, insulation and plaster

• External walls 13.5 cm, internal partitions 8.5 cm Kilsan brick or Ytong; 300-dose mortar.
• Party walls between apartments are double-leaf with 5 cm, 110 kg/m³ rock wool acoustic insulation.
• Expansion joints and acoustic/water insulation to adjacent buildings exceed the standard.
• External thermal insulation (ETICS) with fire-resistant materials meeting the insulation design values.
• Mesh at brick–concrete junctions; machine gypsum plaster, satin finish, corner beads and water-based paint.

Roof

• The roof is designed by specialists and built with Braas roofing systems.
• 8 cm A1-class polyurethane foam under the roof, finished with plasterboard.

Mechanical services

• Heating designed to the current energy regulation; fully condensing boilers, with underfloor heating available on request.
• Aluminium panel radiators with first-class valves; boilers housed in a cabinet.
• Solenoid valve and gas alarm on the gas line; pipes TSE-certified and compliant with İGDAŞ regulations.
• Waste water in double-wall silent PVC pipes and fittings; water and drain points for dishwasher and washing machine.
• Water and gas installations are pressure-tested before closing; records go to the owners. Meters and subscriptions are completed by the contractor.

Electrical and communications

• All materials TSE and CE certified; HES cables, 2.5 mm² socket circuits, 4 mm² NYA oven line.
• Smart meters for every apartment; flush distribution boards with circuit breakers and residual-current protection.
• Lighting and socket circuits kept separate; at least 5 sockets over the kitchen counter, air-conditioning power and drain line in every living room.
• Motion-sensor lighting at the entrance, corridors and basement; electrical shafts sealed between floors against smoke and flame.
• Video intercom to the building door and concierge; TV and telephone outlets in living rooms, satellite infrastructure on the roof.
• Fibre to the home (FTTH) into every apartment; lockable IP55 main distribution box in the technical room, to BTK standards.

Lifts

• Cabin in part stainless steel, part timber; full-height mirror, handrail, floor indicator panel and emergency button.
• Inverter-controlled motor, silent automatic doors, infrared light-curtain passenger protection.
• 120-minute fire-rated landing doors; UPS rescue that brings the cabin to the nearest floor in a power cut.
• Built to TS EN 81-1+3, with TSE label and lift licence.

Interiors

• First-class ceramic (120×60 option) in halls, corridors, kitchens and bathrooms with suitable PEI/slip class.
• 8 mm seamless first-class laminate flooring in living rooms and bedrooms over 5 mm acoustic underlay; 10 cm skirting, cornices and curtain recesses.
• Kitchen units with MDF carcass, acrylic doors and soft-close hardware; granite, Çimstone or Bienco worktops; tiled splashback.
• Bathrooms tiled to the ceiling, concealed cistern, chrome towel radiator, odour-trap stainless floor drain; MDF-Lam membrane-door vanity.
• TSE steel apartment entrance doors, melamine interior doors; double-sheet, code-locked, fully secure steel building entrance door.

Façade and windows

• A contemporary façade designed by the contractor and presented as 3D visualisation (CGI).
• Fire-resistant ETICS over brick; insulation boards covered with a heat- and moisture-protective finish.
• Downpipes concealed from the façade; balconies in granite/ceramic with drains connected to the downpipes.
• Electrical panel, water and gas main meters recessed and covered with composite panel doors.
• All windows and balcony doors in PVC with 4+16+4 mm TSE double glazing; one tilt-and-turn sash per window; external silicone sealing.

Common areas

• Reinforced-concrete main stair; treads, risers and landings in wear-resistant marble with matching herringbone skirting.
• Aluminium stair railings; plastered walls with water-based paint, accepted by the owners under light inspection.
• Decorative mailboxes at the entrance, one per unit.

Material selection

• Paint colours, tiles, ceilings, cornices, kitchen and bathroom units are chosen by the owner from at least 3 samples and catalogues.
• PEI class of tiles, AC class of flooring, sheet thickness and lock class of doors are stated in writing.
